Remember that a new home is a great benefit but...'New construction" doesn't mean "without flaws" therefore it is very important to have someone who know the ropes help you.
While purchasing a newly-constructed home means you are the first owner and everything looks and smells brand new...there are often flaws...some serious and expensive...that may be present due to use of inferior materials...or faulty workmanship.
It is imperative that buyers of new homes have a thorough and professional home inspection done... as the purchaser of a 'pre-owned' home would do.
When the builder knows you are working with a REALTORS®... it makes them more aware that they have a third party to please...and a good broker/agent will stay on top of things during construction through closing.
Most builders will pay the broker/agent fees... Therefore the home will cost you the same whether or not you use a broker/agent... So why would not use one... Because most people are not aware of this!
Some of the builders will also include the cost of an independent inspector to inspect the new home. The old real estate adage…buyer beware…is truer than ever, even with new, sometimes pricey homes. The problems inherent in new homes are just now coming to light as we‘ve been experiencing a building boom in many parts of the United States in the last few years.
